That’s a great question. It depends on which USDA Mortgage program. If it’s the USDA direct the interest rate will be determined by the local USDA office based on what you qualify for. If you’re going for a USDA guaranteed loan the rate will be determined by the lender you’re working with. This is where things get tricky. I can not tell you how many times I’ve had clients come to me with quotes for rates at .5% higher than what I have available. The key here is you want to work with a lender who is going to take the time to educate you about the entire process and give options for your rate and closing costs so you can make an informed decision.

Hi, I was wondering who determines the rates? We are doing a USDA loan and were given a 4.5% rate but have heard from several friends & family that the rate given is high and lower rates are available…..any insight would be appreciated, thanks!
